Why finance instead of tying up your capital?

Insurance discounts can meaningfully reduce your project's cost

$25

The starting price to equip a unit with water-damage prevention through a lease, including equipment and installation, with no upfront payment.

5–20%

Potential insurance discount

A 5% to 20% premium reduction, applicable to both the co-owner's / tenant's policy and the property manager's / condominium syndicate's policy.

$12.50*

Estimated net monthly cost

With an average 10% discount applied to both policies, this is the net cost per unit once the insurance discount is applied.

*These figures are estimates for illustrative purposes. Your actual discount depends on your insurer and policy. We will help you validate the exact amount that applies to your building once you have your policy in hand.

Cost over time, with and without a prevention system

Insurance premiums continue to rise over time, creating an uncertain path without intervention. By installing an Assek prevention system with financing, the insurance discount helps offset that increase during the lease period; once financing ends, only the discount remains and the net cost drops again.

Why finance instead of tying up your capital?

Preserve your capital

Your detectors and valves deliver benefits over several years. Financing spreads the cost over the same period without drawing on your cash reserves.

A predictable cost

One stable, predictable monthly payment instead of a one-time outlay per building. Easy to budget, building by building or across your portfolio.

Designed for large condominiums

Rather than drawing from the contingency fund or imposing a special assessment, financing spreads the project's cost over several years.

What property managers and condominium syndicates ask us most often

No. The monthly payment covers equipment, installation and support. No surprise fees.

The lease financing is offered by Assek in partnership with Versa Capital, our financing partner. You work with Assek from start to finish; Versa Capital enables the financing behind the scenes.

You, or your condominium syndicate, have the installation validated by your insurer, which adjusts the premium accordingly. The discount directly lowers your net cost in addition to the monthly Assek payment.

Yes. Each building is assessed and billed individually, but can be added to the program according to your schedule. This makes it practical to roll out prevention gradually across a property portfolio.

The Civil Code of Québec provides that a syndicate may grant a movable hypothec only after obtaining authorization from the general meeting of co-owners. Where that hypothec finances improvements to common portions, article 1097 requires a decision by co-owners representing three quarters of the votes of co-owners present or represented.

Applicable requirements depend on the financing structure and the declaration of co-ownership. This is not legal advice; confirm your circumstances with legal counsel.
